The first week
- Connect the CRM and let SHAI list every enquiry older than 90 days with no contact since.
- Turn on the long-pipeline task at a low cadence and read a week of it.
- Give it the newest finished home's photos and let it produce the walkthrough.
What to read on a Monday
- Enquiry-to-appointment rate — The top of a long funnel, where most of the leakage is.
- Pipeline value by stage — In a long cycle this is the only early warning there is.
- Cost per qualified enquiry — Builder leads are expensive and the unqualified ones are worse than nothing.
- Months from first contact to contract — Knowing it is what makes the follow-up cadence a decision rather than a guess.
What SHAI will not do in this trade
- Anything that texts or calls a customer runs on a registered A2P 10DLC brand and campaign with the consent record on file. /ghl-a2p sets that up; SHAI will not send a customer message before it exists.
- TCPA: no call or text to anyone who has not opted in, nothing outside 8am-9pm in the recipient's own time zone, and an opt-out honoured on the first message it arrives in.
- Every message SHAI sends to someone who is not the owner says it is an AI assistant acting for the business (master prompt 4.7). It is never presented as a person.
- SHAI never writes a review, never offers anything in exchange for one, and never posts as a customer. It drafts replies to reviews that already exist, for the owner to send.
- Housing advertising is a Meta Special Ad Category and fair-housing rules apply to targeting and to copy; /ads-campaigns sets the category and a campaign without it does not launch.
- Prices, inclusions and completion dates in marketing must match the contract documents. SHAI quotes what you gave it and flags anything it cannot source.
