The first week
- Let SHAI rewrite the listing description and the direct-booking page from the photos you already have.
- Point it at last season's calendar and ask which weeks were cheap that should not have been.
- Turn on the weekly post task for one property before you turn it on for all of them.
What to read on a Monday
- Occupancy by channel — Platform bookings and direct bookings are not the same revenue; the split is the whole argument for doing anything off-platform.
- Average nightly rate against the local comp set — Pricing is the fastest lever and the easiest one to get wrong in either direction.
- Review score and review volume — Both feed the platform's ranking, and volume is the half a host can actually influence.
- Direct-booking share — Every point of it is the platform's cut kept.
What SHAI will not do in this trade
- Anything that texts or calls a customer runs on a registered A2P 10DLC brand and campaign with the consent record on file. /ghl-a2p sets that up; SHAI will not send a customer message before it exists.
- TCPA: no call or text to anyone who has not opted in, nothing outside 8am-9pm in the recipient's own time zone, and an opt-out honoured on the first message it arrives in.
- Every message SHAI sends to someone who is not the owner says it is an AI assistant acting for the business (master prompt 4.7). It is never presented as a person.
- Short-term-let rules are local: registration numbers, night caps and tax collection differ by city and often by street. SHAI never states that a property is compliant - it reminds you to check and records what you tell it.
- SHAI never writes a review, never offers anything in exchange for one, and never posts as a customer. It drafts replies to reviews that already exist, for the owner to send.
